Case Studies
Commercial to Residential Refurbishment
The client was a non-UK national looking to invest in commercial property. The client instructed Azurian Capital property finding team to source mixed-use freehold property inside the M25.
The property sourced was a mixed-use property based in Greater London. It already had several long leases as part of the existing tenancies, with office space on the ground floor. The property team investigated the possibility of securing permitted development right and converting the existing floorplan to residential use. After confirming the likelihood of an investment opportunity, using detailed comparative analysis of the area for both commercial and residential units, and investigating the economic need of the proposed plan, we were able to secure the property at auction with pre-arranged auction finance funding. Once secured, our team arranged full planning and offered a turnkey solution to begin the construction of the property to convert to residential units.
Care homes refinancing
The client an owner operator of several care homes, advised the team that they would need to refinance 2 of their properties from their existing portfolio. After reviewing the cashflows, occupancy rates and their rating with the Care Quality Commission, Azurian successfully refinanced the whole property portfolio with an international merchant bank and decreased their monthly financing costs by 15%.
